Planning guide

Permission, made clearer.

Many garden rooms are possible under permitted development, but dimensions, position, use and property context all matter.

When might permitted development apply?

Garden rooms used incidentally to the main home can often fall within permitted development rights, subject to limits on position, height, coverage and other conditions.

When is closer review needed?

Listed buildings, conservation areas, designated land, flats, maisonettes and properties with earlier restrictions need particular care. Sleeping accommodation and independent residential use also change the planning picture.

What about building regulations?

Planning permission and building regulations are separate. Size, sleeping use, proximity to boundaries and services can affect which technical approvals are required.
