A compact, highly serviced gym may require a different investment from a larger, simpler studio. The intended use determines structural spans, power, heating, ventilation, plumbing and interior details.
The six main cost drivers
- Size and form — floor area, ceiling height, roof geometry and structural openings.
- Site and access — ground conditions, levels, drainage and the route materials must take.
- Foundations — the solution selected for the soil, load and surrounding landscape.
- Glazing and envelope — opening sizes, glass performance, insulation and external finish.
- Services — electrical load, data, heating, cooling, ventilation and plumbing.
- Interior specification — flooring, lighting, fitted joinery, acoustic treatment and decoration.
What a complete proposal should tell you
Look for clarity on design, manufacture, foundations, installation, services, finishes and any exclusions. Early transparency makes it much easier to compare value and protect the project from surprises.
